We are very proud to announce that the Brownfield Coalition of the Northeast (BCONE) has honored Cabot, Cabot & Forbes with its 2026 Sustainable Communities Redevelopment Project Award. This recognition highlights our ongoing mixed-use redevelopment of the Industri-Plex Superfund site in Woburn, Massachusetts. BCONE noted that through our outstanding community engagement and sustainable solutions, this project is setting a new industry standard.
We saw this underutilized former industrial park as an ideal location for a transit-oriented, mixed-use community due to its proximity to the commuter rail and Interstate 93. To bring this vision to life, we partnered with the environmental and engineering team at Haley & Aldrich. Together, we secured the first-ever EPA Region 1 approval for residential redevelopment on a Superfund site, establishing a historic framework for future residential projects under CERCLA.
Our progress at the site to date includes:
- 120 Commerce Way: In partnership with Toll Brothers, we completed a 289-unit apartment building featuring ground-floor commercial space. Haley & Aldrich’s environmental strategy saved us over $500,000 in projected remedial costs, eliminated the property’s Class C land designation, and created a vapor intrusion mitigation model for the rest of the site.
- 216 New Boston Street: We are currently constructing “The Bolt,” a 181,522-square-foot facility dedicated to lab, research, and manufacturing space.
- Zero New Boston Street: We have secured the necessary approvals to construct an additional 250 residential apartments.
Today, the Industri-Plex site has been successfully transformed into a thriving commercial and residential hub. According to EPA data, the site supports 41 businesses employing over 1,000 people and generating $248 million in annual sales, alongside a four-megawatt solar facility that powers the nearby city of Somerville. By aligning regulatory innovation with our development goals, we are proud to turn a complex legacy site into a long-term asset for the community.
