200 Quannapowitt

Located on the shores of Lake Quannapowitt, 200 Quannapowitt Parkway is a redevelopment parcel fully permitted for 440 multifamily residential units. The project was designed to orient around Lake Quannapowitt and includes a lakeside walking path, multiple roof decks and an impressive landscape program. Residents have easy commuting access to Boston and beyond with an I-95/128 exit on either side of the site and a shuttle service to the MBTA Commuter Rail. The project also includes a 3,600 SF waterfront restaurant space with an additional 2,000 SF outdoor patio.

Demolition of the existing building began on 5/1/2023 and progression is advancing according to our phased delivery schedule. Building 1, 64 units, opened in August 2025 and is now leasing. Building 3 Part 1, totaling 160 units, is currently leasing for November 2025 move-ins. Building 3 Part 2, 130 units, is anticipated to turn over in Q1 2026, followed by Building 2, with 86 units, projected for Q2 2026 turnover. This staggered rollout supports sustained leasing momentum and allows for a seamless transition between construction, occupancy, and stabilization phases throughout 2026.
