The Basin at 200 Quannapowitt: Phased Progress in Wakefield, MA
The Basin at 200 Quannapowitt continues to advance on schedule as Cabot, Cabot & Forbes transforms this prominent lakeside property into a vibrant new residential community in Wakefield, Massachusetts. Located along the scenic shores of Lake Quannapowitt, the project began with demolition on May 1, 2023, marking the start of a major redevelopment that will deliver more than 440 modern apartments in a highly connected location north of Boston.
Since breaking ground, the project team has maintained steady momentum. Building 1, comprising 64 units, opened in August 2025 and is now leasing. Building 3 Part 1, with 160 units, is leasing for November 2025 move-ins. Building 3 Part 2, featuring 130 units, is on track to turn over in Q1 2026, followed by Building 2, which will deliver 86 units in Q2 2026. This phased delivery strategy supports continuous leasing activity and a smooth transition through construction, occupancy, and stabilization.
When complete, The Basin at 200 Quannapowitt will provide residents with a mix of thoughtfully designed floor plans, upscale amenities, and direct access to outdoor recreation, including Wakefield’s lakefront trails and public parks. The property’s proximity to I-95 / Route 128, the MBTA Commuter Rail, and downtown Wakefield makes it ideal for residents seeking modern living within reach of Greater Boston’s top employment centers.

The BOLT: Groundbreaking Celebration
Last week, Cabot, Cabot & Forbes celebrated the groundbreaking of The Bolt, a 180,000 SF transit-oriented center for innovation along Woburn’s New Boston Corridor, one of the nation’s leading markets for technology, energy, life sciences, and manufacturing.
Joined by Lt. Gov. Kim Driscoll, Mayor Mike Concannon, City Council President Jeff Dillon, Rep. Richard Haggerty, Building Commissioner Tom Quinn, Councilor Lou DiMambro, Councilor Robert Toro, Councilor Robert Ferullo, EPA Superfund Administrator Bryan Olson, and many other Woburn officials, the event marked a major milestone in transforming the Anderson Regional Transportation Center into a thriving transit-oriented hub for commercial and retail growth, and residential life.
Built by John Moriarty & Associates, The Bolt will create more than 300 new jobs and offer flexible, scalable space for high-growth companies, featuring ±181,522 RSF across two floors, 37-foot clear heights, four loading docks, 234 parking spaces with EV charging, and direct access to I-93, I-95, the MBTA commuter rail, and Logan Express.
The project advances Cabot, Cabot & Forbes’ $400 million investment in redeveloping the former Superfund site, which also includes Emblem 120, a 289-unit mixed-use community, and Zero New Boston, a proposed multifamily project with 250 apartments, parking, and retail space.

The project continues CC&F’s $400 million investment in the redevelopment of the former Superfund site that includes Emblem 120, a 289-unit luxury multifamily housing/retail development and Zero New Boston, a proposed multifamily project that will include 250 apartment units, garaged parking spaces, and 1,200 square feet of retail.
