In the first development of its kind in greater Boston, CC&F united a 24-acre disparate collection of underutilized lots, including an abandoned drive-in and truck terminals, and transformed those lots into 550,000 square feet of transit served Class A office buildings at the Wellington MBTA Orange Line Station in Medford. In the process, CC&F took acres of derelict waterfront along the Malden and Mystic Rivers and turned acres of those waterfronts into handsome, inviting public walkways and parks. Collaborating with the State of Massachusetts and the City of Medford, CC&F also rebuilt major portions of Wellington Circle and Corporation Way, both restoring and improving traffic movement and vastly improving pedestrian connections to the MBTA terminal.

Several corporate tenants created major office installations and data centers, including the Boston Company (Mellon Bank), Federal Express, and Citizens Bank. In succeeding years, the Wellington area has grown and diversified with apartments and retail stores, creating a vibrant employment base and rich live/work/play neighborhood.
Later, this form of development became known as Transit Oriented Development (TOD) a prospect model that CC&F followed throughout greater Boston.
